Max Estates is set to expand its presence in Delhi-NCR with a proposed residential development in Indirapuram, Ghaziabad, carrying an estimated gross development value of ₹2,500–3,000 crore.
The real estate developer is proposing to enter into a Joint Development Agreement (JDA) for a 9.76-acre land parcel in Indirapuram, marking another step in the company’s expansion across key residential markets in the National Capital Region.
According to the company, the proposed project could offer approximately 1.5 million sq ft of super built-up development potential.
The transaction is expected to follow a capital-light development model, with the landowner compensated through a revenue-sharing arrangement rather than Max Estates acquiring the land outright.
Transaction Subject to Approvals
The proposed development is not yet a finalised transaction.
Completion remains subject to satisfactory due diligence, receipt of requisite approvals and the final execution of the Joint Development Agreement.
If completed, the project would extend Max Estates’ residential presence into Ghaziabad, adding another major NCR market to its portfolio.
Strategic Indirapuram Location
The proposed site is located in Indirapuram, Ghaziabad, with connectivity to both Delhi and Noida.
According to information shared by the company, the site is positioned along National Expressway-3, features a buffer green belt and overlooks the green buffer zone of the Hindon River.
Its location would provide Max Estates access to a well-established residential market while complementing its existing developments across Noida, Gurugram and Delhi.
Max Estates Expands Across Delhi-NCR
The Ghaziabad proposal comes as Max Estates continues to build its residential development pipeline across the NCR.
The company has already established a presence through projects including Estate 128 and Estate 105 in Noida, and Estate 360 and Estate 361 in Gurugram.
Its commercial portfolio includes developments such as Max Towers and Max Square in Noida and Max House in Delhi.
The developer also recently announced its entry into West Delhi through a transaction involving approximately 84.71 acres in Najafgarh, with the land parcel carrying an estimated development potential of ₹10,000–12,000 crore over the coming years.
The proposed Ghaziabad project therefore represents another significant addition to the company’s broader NCR growth strategy.
Strong Residential Pipeline
Max Estates has been expanding following strong residential sales over the past two financial years.
The company reported ₹5,305 crore in pre-sales during FY26, following ₹5,321 crore in FY25.
Recent developments have contributed significantly to this performance. Estate 361 in Gurugram recorded approximately ₹1,704 crore in pre-sales following its December 2025 launch, while Estate 105 in Noida generated around ₹1,783 crore in pre-sales within 10 days of its March 2026 launch.
As Max Estates continues to add new development opportunities across Delhi-NCR, the proposed Indirapuram project could further strengthen its residential portfolio in one of India’s largest and most active real estate markets.
The project will move forward subject to completion of due diligence, regulatory and other necessary approvals, and execution of the definitive JDA.
