Real estate developer Puravankara Limited has entered the Delhi-NCR market with the acquisition of a 13.44-acre land parcel in Greater Noida for ₹340 crore, marking a significant expansion of the company’s geographical footprint in India.

The acquired land is expected to support a large-scale development with an estimated Gross Development Value (GDV) of approximately ₹5,200 crore.

Entry into a Major Real Estate Market

The acquisition marks Puravankara’s first major move into Delhi-NCR, one of India’s largest and most competitive residential real estate markets.

Greater Noida has witnessed significant development in recent years, supported by expanding road and metro connectivity, infrastructure investments and growing residential and commercial activity across the region.

For Puravankara, the land purchase provides an opportunity to establish a presence in this market through a sizeable development rather than a smaller initial project.

₹5,200 Crore Development Potential

The 13.44-acre parcel was acquired for ₹340 crore, while the proposed development is estimated to have a GDV of around ₹5,200 crore.

The scale of the proposed project highlights the development potential of the site and reflects the increasing interest of established national developers in acquiring strategically located land across Delhi-NCR.

Large residential developments in markets such as Greater Noida also create demand across the wider building ecosystem, including construction technologies, building services, vertical transportation, safety systems and smart infrastructure.

Puravankara Expands Its National Footprint

Puravankara has traditionally maintained a strong presence across several major Indian cities. Its entry into Delhi-NCR represents another step in expanding its portfolio into high-growth urban markets.

The acquisition also comes at a time when established developers are increasingly strengthening their land pipelines in major metropolitan regions to support future residential launches.

For the Delhi-NCR real estate market, the arrival of another national developer adds to the growing pipeline of organised residential development in Greater Noida and surrounding areas.

With a projected GDV of approximately ₹5,200 crore, the Greater Noida project could become an important part of Puravankara’s future development portfolio and establish the company’s presence in the northern Indian real estate market.
