Godrej Properties has added a major luxury residential development opportunity in Marine Lines, South Mumbai, with an estimated revenue potential of approximately ₹6,000 crore.

The real estate developer has entered into a development agreement for a 2.5-acre prime land parcel in Marine Lines, where it plans to develop a luxury housing project. The agreement marks another significant expansion by Godrej Properties in Mumbai’s premium residential market.

Prime 2.5-Acre Development in Marine Lines

Located in one of South Mumbai’s established residential districts, the 2.5-acre site is expected to be developed as a luxury residential project targeting the city’s premium housing segment.

Marine Lines benefits from its proximity to Mumbai’s coastline as well as major business, cultural and lifestyle destinations. Connectivity has also improved with infrastructure developments such as the Mumbai Coastal Road.

Godrej Properties highlighted limited land availability and the established character of the neighbourhood as factors supporting the attractiveness of the location.

₹6,000 Crore Revenue Potential

The proposed development is expected to have an estimated revenue potential of approximately ₹6,000 crore, making it a significant addition to Godrej Properties’ Mumbai development portfolio.

The project is being undertaken in partnership with Man Infraconstruction Ltd (MICL) and is planned as a sea-facing luxury residential development.

The addition follows Godrej Properties’ existing premium and luxury developments in Mumbai, including Godrej Trilogy in Worli and Godrej Avenue Eleven in Mahalaxmi. The company said the response to its projects in South and Central Mumbai has reinforced its confidence in demand for high-quality luxury residences in well-located neighbourhoods.

Mumbai Remains a Key Market for Godrej Properties

Godrej Properties Managing Director and CEO Gaurav Pandey said Mumbai continues to be an important market for the developer, particularly across the premium and luxury segments.

The company views Marine Lines as a strategic addition to its portfolio as it continues to expand its presence across high-value locations in the Mumbai Metropolitan Region.

The Marine Lines development also comes at a time of continued activity in Mumbai’s prime housing market. According to data cited by Hindustan Times, Mumbai ranked eighth globally in Knight Frank’s Prime Global Cities Index for Q2 2026, with prime residential prices increasing 6.2% year-on-year.

Another Major South Mumbai Development

Large development opportunities in established South Mumbai locations are relatively scarce due to limited land availability. A 2.5-acre luxury development with an estimated ₹6,000 crore revenue potential therefore represents a substantial addition to the city’s premium residential pipeline.

For the wider building and vertical transportation ecosystem, large luxury residential developments can also generate demand across areas including elevators, building automation, security systems, premium building services and other high-end infrastructure as projects move from planning into execution.

The project adds another major development to Mumbai’s luxury residential pipeline and strengthens Godrej Properties’ presence across some of the city’s most valuable residential markets.
